1525 Locust Street

Designed to develop the greatest value from its small 5,500-sf mid-block site in Center City, 1525 Locust Street is a sliver of a building with a prestigious address in Philadelphia’s historic performing arts district. The 20-story, 150,000-sf tower straddles a subway entrance stair at the street level and accommodates a retail shop beside the lobby.

Cope Linder’s preliminary design studies were used to negotiate sophisticated air rights agreements with neighboring properties, enabling the development. The design exploits panoramic views of the city, while a projecting bay window at the penthouse level reveals a long view along the street. The lobby, with its inset panels of maple and polished metal details, creates a warm welcome and a club-like atmosphere, reflecting the history of the neighborhood.
